Plans for new ultra-modern care home with 9 new bungalows in Poulton

    A new and ultra-modern care home development could be built in Poulton if plans get the go ahead.

    A planning application has been lodged with Wyre Council for the erection of a three-storey care home (Class C2) and nine care bungalows with associated access and parking.

    The applicant for the proposals is Torsion Care Ltd, which is known for building high quality modern care homes, assisted living and extra care facilities.

    The proposed site for the new development is land north of the Blossoms and currently consists of undeveloped green field land, which is free from any built form or structures.

    A Planning and Design Statement by planners and architects Spawforths, on behalf of the applicant, says: “This full planning application proposes the comprehensive development of the greenfield land North of the Blossoms, which will comprise the construction of a three storey building, facilitating a 72-bed care home facility and nine care bungalows, with associated works including access, parking, garden areas and landscaping.

    “The care home facility will be housed within an ‘L-shaped’ three storey building. with associated works including access, car parking and other ancillary features, such as cycle storage, boundary treatments and refuse facilities.

    72 RESIDENTIAL WET ROOMS

    “The proposed residential care home has a total footprint of 1175m², with a gross external floor area of 3,481m².

    “The nine extra care bungalows have a total footprint of 825m², configured across four detached bungalows, one semi-detached pair, and one terraced row of three units.

    “The bungalows have a proposed condition to secure occupancy for over 55s only, ensuring residents are those requiring the care facilities and services offered.

    “There are 72 residential wet room ensuite bedrooms for the future occupants, spread across the three floors, with a number of additional rooms including a reception, lounge/dining areas, a gallery café and terrace area, clinics, assisted bathrooms, wellbeing rooms, family rooms, activity rooms, a hairdressers and garden lounges.”

    The site will benefit from a newly created access point at The Blossoms and Poulton Drive.
    The statement concludes: “The proposed care home facility and care bungalows will bring significant social, economic and environmental benefits and very much falls within the definition of sustainable development.

    “It has been demonstrated that the scheme will not result in any significant adverse impacts. We respectfully request that proposed development is supported by the Local Planning Authority.”
